Thailand Land Title Deeds

There are 5 levels of Land Title Deeds in Thailand. The Chanode is the absolute title (clear title).  

Here’s a quick overview of the different title levels:

Chanode – Nor Sor 4 – Freehold Title Deed

A Chanode title allows absolute ownership and possession rights over the land. This is the highest and best title guaranty.

Nor Sor 3 Gor (NS3G)

The Land Department has determined and measured the exact boundaries of the land. Land may be sold, transferred, or mortgaged in the same manner as land with freehold title deed (Chanode) as long as it is ready to be a full title deed.

With the Nor Sor 3 Gor, the owner can petition to change the title to Chanode. The Land Department can only grant this request provided there are no objections to the petition.

Nor Sor 3 (NS3)

The Land Department has not measured or documented the land; hence the land has no exact boundaries. Owner can petition to upgrade the title through the Land Department.

Nor Sor 2 (NS2)

A title entitles the holder to occupy and use the land for a temporary period of time. The land may not be sold or transferred except for inheritance. 

Depending on the land’s location, this document may be upgraded to a title deed via petition process.

Sor Kor 1 (SK1)

A Sor Kor 1 document is a notification of possession of land and entitles the holder to occupy the land. Sor Kor 1 does not signify ownership. Lands do not have clear boundaries. 

Depending on the land’s location, this document may be upgraded to a title deed via petition process.

The Land Department has not issued any new Sor Kor 1 documents since 1972
