Hosting a live virtual event can be a smart way to market your listing. By using the proper technology and promoting the event, you can reach more buyers and reduce the number of in-person showings. Here are some tips to help you do virtual open houses successfully.

PICK YOUR PLATFORM. 

There are so many options to choose from. Social media platforms like Facebook, Instagram, Line, and Whatsapp have made it easy to post live in a matter for a few clicks. Online conferencing apps like Zoom, Go-To-Meeting, and Google Hangout have made in-person meetings a thing of the past. Some videoconferencing tools even allow you to broadcast to multiple channels.

PROMOTE IT.

Eventbrite or another online calendar tool allows you to schedule and register guests for your virtual open house. Promote the events via social media or email campaign to your sphere and automate reminders. Consider boosting your post via Facebook for more exposure.

GET THE RIGHT EQUIPMENT.

Keep it simple and affordable by using your smartphone as a recording tool. Ask your fellow agents to shoot the video. For the proper shot, invest in gimbal and a ring light that can attached to your phone. For better audio, a lavalier microphone that clips onto your lapel can project your voice clearly to your audience.

SHOW OFF THE PROPERTY. 

Before you begin, make sure the property is all prepped. Open all the doors and turn on all the lights. Check to make sure the owners have removed all medications, jewelry, and other valuables from the camera’s view.

Begin from the outside and casually pan the exterior of the home. Introduce yourself, the neighborhood, and an overview of the house. Then head inside. Focus on key areas: kitchen, living room, master suite, and backyard, and highlight any upgrades, attractive finishes, and notable closet space.

ENGAGE CONVERSATIONS. 

If a chat room is available, monitor it and encourage some questions and answers. Pause throughout the tour to respond.
